We offer you a variety of house designs we have previously custom designed for our clientele. The majority of our house designs have been built in the Southeastern Unites States.

You can select one of our pre-designed house designs, and with reasonable customization by us, you can make it your own. We will oversee our design drawings and your project with the same care as we normally do with our full Custom House Design services. We can coordinate third-party consultants’ drawings and documents that may be necessary for permitting and construction. We also can answer any questions you or your builder may have, and provide clarifications and additional details if needed during the construction phase.

Typically, when our clients decide to use a pre-designed house design instead of designing a Custom House from scratch, the idea is that you are able to choose a house design that is as close as possible to what you are looking for, it fits your family needs, and does not require the plan to be customized more than 20%. Customizing the house design more than 20% may require redesigning and redrawing the construction drawings and will be categorized as a full Custom House Design instead of a Semi-Custom House Design. Gladly, we offer both services to you. Our Custom House Designs services are offered by Visionary Residential Designs ®, LLC and our Semi-Custom House Designs are offered by BluArtVision™ Residential Building Designs. BluArtVision™ Residential Building Designs is a DBA of Visionary Residential Designs ®, LLC and is managed by Gabriel C. Orengo, our Professional Residential Building Designer with over 30+ years of experience in the Residential Building Design field.

All of our House Designs can be customized for a fee. Your chosen house design and customization requests becomes our project. We oversee the designs and construction drawings in the same manner as we handle our full Custom House Designs. We do not let third parties modify or customize our designs or our construction drawing without our permission. We have designed these house designs and have total insight on how these designs are put together. We are your partner in making sure your house is built the way we intended it to be. We do welcome and usually work well with third party consultants such as Structural Engineers, Civil Engineers, and Surveyors, etc. to make sure that they have what they need from us to produce their work for permitting and construction.
